What does it cost to clean gutters on a 2 story house?
A question I get a lot is what does it cost to do gutter cleaning Frankston on a 2 story house?? And if you’ve made it this far through my gutter cleaning price guide, then you know that it depends… I can’t give you a set price without taking into consideration all of the above factors that I already mentioned… But with that said… I can give you an estimate… So If I’m coming out to clean the gutters on your 2 story house, the minimum I’m going to charge would be $300 plus gst… Obviously that’s $330… That’s the minimum for a smaller 2 story with only gutters on the top story… So that’s your starting point… If that’s a little spicy for you, possibly consider doing it yourself… I have a handy little guide on cleaning gutters on 2 story homes… Anyway, back to the topic at hand… Now, as your two story house gets larger, the price also gets larger… As you start to get into the 3 or 4 bedroom double story homes, you’re going to be looking at $450 plus… Let’s not forget that some people want to be fancy and have gutters on the bottom level as well… Having gutters on the 2nd story isn’t enough, they want gutters below gutters… Well, now you’re looking at a possible cost to clean gutters at around $550 for the top story and the bottom story gutters together… But it doesn't stop there… Now take a look around your home… It’s beautiful isn’t it?? 5 bedrooms… Each room has its own ensuite… Multiple living areas… 2 kitchens… Beautiful Alfresco… A pool house… A dog house the size of my house… At this point, I’m extremely jealous and I’m gonna have to hit you with the jealousy tax on your gutter clean… Ohhh, this is gonna cost ya!! No, I’m kidding… I’m kidding… I love that you have a huge 2 story house with all the extras… You worked hard for what you’ve got and you deserve it… But that opulence you call home, well, that is going to break my back trying to clean the gutters on that thing, so it will cost a little extra… Not a jealousy tax, but a fair pay for a great gutter clean… Sound fair?? Ok, so you lucky ducky, your gutter clean will cost anywhere from $600 to $1500… Yep, we can keep going up in price when it comes to 2 story gutter cleans… Just be thankful you don’t live in a school or shopping centre… You don’t want to know the price for these ones… The 2 Story Price Guide Wrap Up… Ok, let's summarise the cost to clean gutters on a 2 storey house… Gutter cleaning on a 2 story house will start at around $330 for a smaller 2 bedroom townhouse… An average 3 bedroom two story will cost between $350 to $450… Next we have the 4 bedroom that will range from $400 to $550… Then we add on from there and the sky's the limit… Of course I recommend you call me for an exact price… We can um and ahh about this all day, but them gutters aren’t going to clean themselves are they??? A lesser gutter cleaner would never be able to do this…
And even the most advanced gutter cleaner would probably walk away from this one… You see, I have some genetic advantages that, no matter how much they want to, it’s just not physically possible for them to do what I can do… Let me explain what I mean… I was doing gutter cleaning Frankston and it was your standard double story, filled to the brim with leaves and dirt… The kind of dirty gutters that I just love to clean out, bag it up and take it away… Anyway, I was almost finished with the job but I had to go out the back and clean out the gutters on the laser lite roof of the pergola… I walked around the back and that’s when I saw it… I stood there in disbelief… At that moment everything went silent… The birds stopped chirping, the dogs were silent and the wind had completely disappeared… This eerie feeling came over me… There were these gigantic Yucca completely surrounding the pergola… I’ve never noticed this before but Yucca have these thin, needle-like leaves… All of a sudden they started shaking vigorously as if to warn me. It felt like time had stood still then… the shaking completely stopped… I could hear a crow in the background… Craw, craw… Wow, that was creepy… Anyhoo, the Yucca made it impossible to clean the gutter from the ground. I’d have to do the impossible and clean from above… You see, this is where I have an advantage over all other who do gutter cleaning in Frankston. I have trained in the art of Roof Walking for over 15 years and I’ve been gifted with the ability to stay light… I come with the strength and wisdom of a fully grown man but I only weigh 75kg… And my feet and hands are smaller than your average… So I have the unique ability to clean laserlite roofing from above whenever the need arises. In this case, it didn’t matter if you had a fancy machine that could suck it out or if you have a ladder that could give you access, there’s no getting past these Yucca. It wasn’t possible… for a lesser gutter cleaner… But for me and my unique advantages, it was a piece of cake… Well, If being viciously attacked and left bloodied by Yucca is a piece of cake… Then I’ll have 2 slices thanks… And while the Yucca alone put up great defences, these gutters had double security… The clear roofline covered the entire gutter so I could see the leaves but it was almost impossible to clean them out. Almost impossible! Remember I have the perfect hands to slide in under a roofline and clear the gutters out even when I’m being attacked by vicious Yucca needles. The Gutter Cleaning Walk of Death…3/14/2022 It was just like any other gutter cleaning Mornington until I came to this one dicey section…
The Gutter Cleaning Balance Beam of Certain Death… I scurried along the beam like a well balanced possum… Ok, I think I can do better than that… Maybe more like Sleek Panther with impeccable balance… Yeah, that’s more like it… A quick glance to the left and I’m facing a glass ceiling and not the type most of you lovely ladies would face… This was an actual ceiling of glass… One wrong move and I would lie bloodied in a pile of life ending shards… No safety there… A quick glance to the right and I’m staring at razor-sharp louvres that will slice me the moment I touch them… A lesser gutter cleaner would not even consider cleaning gutters under these life threatening conditions… Any other gutter cleaner would concede defeat and say “It can't be done”… But not I… No! I did what any other SuperHero Gutter Cleaner would do… I made sure my cape was secure and I stood there on the roof, hands on my hips, staring down at this gutter in contemplation… Then I thought… Bugger that! Never leave your kids unsupervised around the Gutter Cleaner…
It’s a scary tale but it’s not as sinister as you might think… You see, kids love me… The Gutter Man… I don’t know if it’s the fact that I have a cape or that I wear my underpants on the outside of my clothing… It could be the big G on my chest… I’m not sure, but it could have something to do with the fact that I walk around on your roof and from this position, everyone looks up to me… Either way, the kids can’t believe it when they see this super hero on their roof… They want nothing more than to be just like their hero… And so starts the problem… I was gutter cleaning Mornington when I heard these two tiny voices… “Hi!” “What you doing up there?” I stood there with my hands placed sternly on my hips, cape flapping in the breeze… I mutter under my breath… “I’m cleaning the gutters, leave me alone” But kids these days are so darn pushy… “What are you doing? How did you get up there?” “Oh, I flew up here”. “Wow!” “You're up so high” “Gran, do you see that man?” Gran flicks me a disinterested smile and as she walks back into the kitchen she says… “You be careful up there” Wow, thanks Gran for those words of wisdom… Now that our life altering interaction has drawn to a close, I get back to my gutter cleaning Rosebud duties… By this stage, the wind is picking up and I’ve got a facefull of cape. I'm seriously questioning my choice to wear this thing… I’m thinking… “I should be more like Spiderman and go capeless”… As I stand there battling to see, I pull the cape from my face and what I see next is shocking… The two crazy kids next door are standing up, balancing precariously on the roof of their cubby house… “Ahh, little people”... “I don't think you should be doing that”... They interrupt… “Hey look, I’m on the roof like you”... “Hey don’t stand, sit… GRANNNN!” “EXCUSE ME GRAAANNN!” Nothing… Gran is nowhere to be seen “Na, na , na… Don’t Jump”…. Now I have a decision to make… Do I fly down there and rescue them or do I… Gran finally strolls back out from the kitchen like these kids aren’t about to plummet to their death… What the? These kids are both running around on the grass… Little buggers must have jumped down while I was plotting my rescue… Gran was none the wiser… It was a happy ending today but let this be a lesson to you all… My super gutter cleaning abilities are innate… My results are extremely impressive… So leave the gutter cleaning to me so you and your family can keep your feet planted firmly on the ground where it’s safe. Seal and Pressure Wash Your Deck9/7/2020 Seal and pressure wash your deckI get emails all the time from people asking me if they have to seal their deck after pressure washing.
It’s not a hard question to answer but the answer will be different depending on your specific deck. I’m going to run through these real quick for you so you can find your answer and get on with it. Let’s go.. Do I have to seal my deck after pressure washing? It all depends on the condition of your deck and the reason why you’re pressure cleaning it. If your deck is in a great condition and you’re simply pressure washing it to remove dirt, dust or mold build up then there’s no need to seal your deck after pressure washing. You would be using a gentle soap solution and giving your deck a scrub then pressure washing to remove the cleaning agent and dirts. As long as you don’t use too much pressure, washing won’t cause any damage to the surface of your deck. You want to make sure you don't exceed 12,000 psi When you set your pressure washer above the 12,000 psi you’ll start to put swirl marks and etch grooves into the surface of your decking boards. So, to pressure wash your deck without needing to seal it afterwards, make sure you keep the pressure below 12,000 psi, use a gentle cleaning solution like…, and your deck will be clean and looking new without going to the trouble of re-sealing. If you clean your deck with a brightener with oxalic acid to remove mould and stubborn dirts then it might be time to seal your deck again. The idea with deck maintenance is to recoat it before the damage occurs. So if your deck is in need of a heavy clean but it’s still in a good condition, it wouldn’t hurt to give it a thin maintenance coat It’s all about being gentle and not too heavy handed with your cleaning products and the pressure you use. https://youtu.be/pOL0j1GmY2g What do you do if your pressure washer doesn't have a gauge? If you’re using a cheaper pressure washer that doesn't have a gauge to tell you what the pressure is, you can run into some problems. When I first started out, I was using a Karcher kp2 with a Tornado head and a multi pressure head. I found that the multi pressure head, set to its hardest pressure, was perfect to scrub and clean dirt and mould of a deck. The lower settings were useless. The higher setting was safe to use and I never had any issues with etching or damaging the boards. The only thing it would do is furr up the surface which would need to be sanded off by giving it a quick once over with an orbital sander. The Tornado head was great at removing grey, or old coatings that were peeling. Really, the only way to be sure is to test an area before you start. Some softer timbers like treated pine would still need the higher pressure setting but you would hold it a little further from the surface. Don’t be scared, just test it out. If you have a deck that is uncoated and grey, it’s a different story. Once you pressure wash your deck, it’ll look like new timber again but it won’t stay that way for long. In this case, you have two options… If you like the grey look, then you could pressure wash to remove the grime then let it grey off again. It is best to seal it if you want it to last longer but you won’t get that grey look. I've personally seen hardwood decks go uncoated for 10 years without any maintenance or getting damaged. I’ve cleaned the grime off them and then let them go grey again. It doesn’t take long for them to grey off again. Usually only a few months. If you have a soft cheap wood like treated pine then I’d recommend sealing it. Treated pine decks don’t last long when they're exposed to the weather. They split and crack and will need to be replaced within a couple of years. If you don’t want the grey look and you want your deck to be protected, then yes… you should seal your deck after pressure washing. This is usually the case if you’ve had a new deck installed and you needed to let it weather off before you seal it. If your deck is protected from the sun and rain then you’ll need to seal with 2 coats of oil or stain. If your deck is exposed then I recommend sealing it with a third coat. Can you seal the deck with a clear coat so it will grey off and be protected? I haven’t come across a product that allows you to do this just yet. There’s a couple of products that claim to give you the grey look and protect your decking at the same time but the end product doesn’t look that good. From what I’ve seen, it makes your deck look like it’s been painted grey, not greyed off naturally. If you want the grey look, leave your deck unsealed and let it grey off naturally. Once a year you could run an 80 grit orbital sander just to remove any surface damage and keep it from splintering. How long should you wait to stain a deck after power washing? As a general rule, you should wait at least 24 hours to stain a deck after power washing. You want the deck to be completely dry before you put any sort or coating on top. If you don’t, you’ll trap the water underneath the stain and the finish will look blotchy and uneven. You’ll find that the stain will also wear off a lot quicker as it won’t be able to penetrate into the decking boards properly. Here’s the thing, if it’s a hot summer day and you’ve pressure washed your deck, you may only need to wait 4 hours before it’s completely dry. Waiting 24 hours makes sure that your deck is completely dry, but really, once it’s dry, you’re ready to stain. Just remember that you don’t want to oil or stain your deck in the heat of the day. The sun will cause the coating to dry on the surface before it’s had a chance to be absorbed into the boards and it will sit on the surface like a skin. It won’t be long before your new coating will bubble and peel off. You can oil in the morning before the sun gets too hot, or latter in the evening when the sun isn’t as harsh.
